Most buyers include in their offer to purchase a clause that protects them from otherwise unknown building defects. The Australian Standards AS 4349-2007 Appendix A is used by REIWA agents and is designed to protect a buyer from buying a bad property. A house is one of the largest purchases we make and it is advisable to get the structure checked by an experienced Registered Builder prior to purchase.

Purpose of the inspection:
To provide advice to a prospecti
ve purchaser or other interested party regarding the condition of the structure of the property.

Areas inspected where applicable:
(a) The interior of the building including floors, walls and ceilings.
(b) The roof space.
(c) The exterior of the building.
(d) The sub floor space.
(e) The roof exterior.
(f) The property within 30m of the building including garages and outbuildings, retaining walls, paths, driveways, steps, fences and surface water drainage.

Significant items reported with photos and descriptions included:

(a) Major Defects: A defect of sufficient magnitude where rectification has to be carried out in order to avoid unsafe conditions, loss of utility or further deterioration of the property.

(b) A general impression regarding the extent of minor defects.

(c) Any major defect that is an urgent and serious safety hazard.

The Structural Building Inspection comprises a visual assessment of accessible areas of the property as stipulated in the Australian Standards. The report is well laid out and easy to understand with descriptions and photos of any structural issues.

​Inspections are also used to assist in planning for renovations and extensions and in dispute resolution.

If required I can meet the client on site prior to conducting the inspection to discuss any areas of concern and give onsite advice if needed.

The cost of the structural inspection is very small compared to the risk of buying a house without this check. I have seen issues where purchasers have saved tens of thousands or avoided purchasing a money-pit due to an inspection costing a small fraction of that.
